KAB ready to unveil its second luxury sanctuary

In this leafy address, sprawling old-world, old-money bungalows with well manicured lawns, though, it is being given a makeover of sorts with smaller, more modern but no less distinguished luxury residences coming up in their midst. Among them is Enclave II, the successor to the recently completed Enclave I, which comprises 45 boutique semi-detached houses and bungalows on 7.4 acres.
Dripping with even more luxury and features than before, this new phase sited on 14.11 acres is adjacent to the Royal Perak Golf Club and Perak Turf Club and a stone’s throw from Ipoh’s commercial centres, international schools and colleges.
Its developers, Rimbunan Raya Sdn Bhd and Anjung Hijau Sdn Bhd, the latter a member of the KAB Group, have engaged award-winning architects from Australia and Malaysia who can bring out the best of the location while providing the conveniences that 21st century families demand.
The result is a RM125 million development comprising 47 villas in three styles that harmoniously blend architecture with the outdoors.
Buyers have the choice of the Haven Courtyard Villa with 4,226sq ft of space (24 units), three types of Twin Villas with built-up areas of 4,770sq ft, 5,983sq ft and 6,943sq ft (16 units) and seven types of Link Villas of 5,990sq ft and 6,943sq ft (seven units).
Prices range from RM1 million to RM2.9 million. The choice of which type to own is not only based on a family’s budget or size needed to live and entertain, but also on the fact that different villas have different features: Some have a swimming pool, others a Jacuzzi, inner patio, verandah, rooftop gardens, or view of the golf course.
Common to the villas, though, is that they are kind to the environment with energy efficiency promoted through the incorporation of centralised solar water heater and booster pump systems.
Outside the units, there will be landscaping and wide pedestrian walkways, with all exposed drains and overhead infrastructure cabling tucked out of sight for safety and security.
As part of the services in the leasehold development, there will be round-the-clock patrolling, and a guarded entrance. Enclave II is expected to be completed in 2014.
